    Before you sign anything, we check the title deed for liens, mortgages, zoning issues, earthquake zone, military zone and tenant rights.

    You provide
    Seller's TAPU copy (front and back), property address, any listing documentation.

    Sale & Purchase Agreement

    We draft or review the SPA to protect you from undisclosed liens, tax arrears, delivery defects and penalty clauses.

    SPA drafting in Turkish + English bilingual, negotiation support, escrow-account recommendations where warranted.
    You provide
    Commercial terms agreed with seller — price, payment schedule, delivery date.

    Valuation & clearances

    Mandatory SPK-licensed valuation report, military clearance, reciprocity verification for foreign buyers.

    Valuer appointment, military-clearance application, reciprocity check, filings coordinated in parallel.
    You provide
    Site access for the valuer, passport, tax number.
    2–4 weeks (military clearance is the long pole)

    Title transfer

    We attend the Land Registry with you (or your apostilled POA) for the title transfer and payment verification.

    ErKa does
    Land Registry appointment, sworn translator, payment-verification coordination, post-transfer TAPU issuance.
    You provide
    Presence or apostilled POA, balance of funds, passport, Turkish tax number.
    1 day at Land Registry once Step 3 clears
