    Property + TAPU due diligence

    We verify the property is eligible for the citizenship track — including the 3-year sale restriction — and run the full TAPU due diligence.

    Property candidates (we recommend 2–3 vetted developers if helpful), passport, source-of-funds documentation.

    SPA + escrow

    We draft a bilingual SPA with escrow; funds only release on registered title transfer.

    SPA drafting EN + TR, escrow-account setup with Turkish partner bank, KYC on the seller side.
    You provide
    USD 400k+ into the escrow account (your working capital, not a fee), passport, tax number.

    Valuation + military clearance

    Mandatory SPK-licensed valuation must confirm USD 400k+ in the official currency of the day. Military clearance runs in parallel.

    Valuer appointment, military-clearance filing, reciprocity verification, pre-transfer checklist.
    You provide
    Site access for valuer, signed SPK consent.

    Citizenship application

    After title transfer and the 3-year sale-restriction annotation, we file your citizenship application at the General Directorate of Civil Registration and Nationality.

    Application drafting, supporting-document assembly, Interior Ministry filing, follow-up with authorities.
    You provide
    Biometric attendance at the passport office once citizenship is approved, family supporting documents if spouse + minor children are included.

You must (a) buy a property with SPK-valued minimum USD 400,000, (b) hold the property for 3 years (annotated on the TAPU), (c) not have taken Turkish citizenship before and not have been refused in the last 12 months, and (d) pass basic security/background vetting.
